施工要求
General
School must meet all Fire Code and safety regulations as required under Chinese law
消防等安全規則須符合中國法律要求
  Completed renovation must pass Chinese Building Code and By-laws pertaining to renovations and construction.
工程完工后，各項指標需達到建築法律法規要求
  Grounds and area surround the school must be restored to the original or better condition that existed prior to commencement of construction.
工程完工后，地面等區域需恢復原狀
  The contractor will be responsible for removal of all excess waste materials after the construction is completed.
工程完工后，所有建築垃圾由施工單位負責清除
  The contractor will obey all regulations pertaining to construction and access to the property as outlined by Ivy Humanities.
施工單位應全面服從物管提出的要求
  Equipment included in the school is listed below.  Attached is a catalogue for reference.  Equipment may be ordered from this catalogue or another supplier.  The pictures and descriptions in the catalogue describes the equipment the school requires.  Equipment ordered form another supplier must be of the same quality or better.
學校應配備的設施在附件中可見，僅供參考。承包單位可向附件中提到的公司訂貨或是其他供應商，圖片中的設備正是JACK學校要求的，如果從其他供應商訂貨，前提是質量相當或是更好
  Note: The list below is not an exhaustive list.  Other items may be added at additional expense to JACK
附件中的清單不是完整的，如果有其他項目增加，JACK將產生額外費用
Mechanical 機械
  Contractor will include installation of cooling and heating system and all necessary provisions to ensure the entire school can be adequately heated and cooled on demand.
承包商需完成安裝中央空調系統以及必要的設備，確保設備運行正常，產生足夠的暖氣/冷氣
  The cooing and heating system meet all required building codes and specification pertaining to the system.
冷/暖系統安裝和運行須滿足建築法規
  The Contactor will arrange for a JACK representative to receive training in the general maintenance and operation of the system.
承包商需負責日常維修和培訓JACK員工關於如何使用此系統
  A/C cabinets will be installed in one of the storage units located across the street.
空調箱將被安裝在對面的一個儲物間里（另外一排樓）
Exterior 室外
  All exterior treatments and finishing (colors and materials) must be in compliance with Ivy Humanities rules and regulations regarding exterior appearance and specifications. 
所有外部裝修（顏 規格 材料等）須人性化設計，以及符合常青藤別墅區要求
Interior 室內
  Plumbing
  All toilets in both men’s and women's washrooms will be western style toilets.
所有廁所必須是座便器
  Each washroom will be equipped with hot and cold running water.
每個盥洗室須有冷暖兩用水龍
  There are not to be any mop sinks in any of the washrooms.
沒必要在每個洗手間設置拖把池
  Custodian / cleaners work room is to have
洗衣/保潔房間必須具備
o 2 mop sinks with hot and cold running water
兩個拖把池 冷/暖水具備
o 2 washing sinks at waist level with hot and cold running water.
兩個洗手池高度大概在腰部，冷/暖水具備
o 1 washing machine for clothes and rags (with drainage)
一個洗衣間（洗衣服、抹布）
Ceiling and Ceiling treatments 天花板處理
  Main lobby and halls do not require drop ceilings.  Exposed pipes and mechanical must the concealed.
接待大廳不要求吊頂，但管道等暴露物須隱藏
  Classroom Ceiling Treatments.  All pipes are to be concealed by bulkheads or suspended drop ceilings.  If the contractor chooses or use bulkheads to conceal pipes, acoustic tiles must also be installed in the classroom.
教室天花：管道需用隔板吊頂，如果採用隔板吊頂，也得必須安裝隔音板
  Exposed beams are to be clad with wood and stained dark brown.
暴漏的橫樑需包裝或是塗上深褐/深棕
 
Painting and Finishing 上漆和表面加工
  Washable latex paint is to be used on all surfaces that require painting.  All painted surface must use paint must be applied as per manufactures specifications.  Paint is not the have water added to it prior to application the surfaces.
表面需用防水乳膠漆 所有表面需按照規格和說明上漆  漆不能摻水使用
 
  Only surfaces that require painting are to have paint.  Should paint be found on any surface or object that is not designated for painting the contractor will replace the surface
with new materials or equipment.  Example: trim electrical outlet, wood trim, furniture, white boards etc.
僅表面要求上漆.如果发现承包商未按照規定用漆，則需更換
 
Flooring地板
  All floors are to be finished with good quality tile.  Color and style will be determined in consultation with the Director of the school.
地板需採用高質量的瓷磚，顏和風格需與學校總監協商
  Multi-purpose room will have rubberized floor suitable for indoor sports and recreation activities.
多功能教室地面需橡膠處理，其中也包括室內運動-活動室
9 Classrooms
  Each classroom will have a porcelain size white board (Classroom instruction quality) installed on one wall.  Approximate size 2400mm x 1200mm. (page 30)retractable
每一间教室墙上需配備尺寸相當的白板。预估尺寸大约为2400mmx1200mm.
  Location of each board in each classroom will be determined by the School Director.
每一间教室每块白板的位置要有學校總監确认
  Classroom windows are to sunblinds /sunshades.
教室的窗户要安裝百葉窗等遮陽光的東西
  Entry doors to classroom are to have glass side panel located on one side of he door.  Doors are to be solid doors with no glass window.
